What does a steam room Balikpapan build have to survive?

Constant vapour pressure from inside and constant humidity from outside. That combination is why we treat the enclosure as a tanked box rather than a tiled room, and why the specification is fixed regardless of budget.

• Waterproof membrane across the slab and up every wall, with sealed penetrations for pipes and cables.
• A floor fall of at least one per cent to a trapped drain.
• A ceiling laid to a few degrees of slope so condensate runs to the walls, not onto the bench.
• Mosaic or large-format tile, a moulded seat, an aroma dosing point, and a glass door bedded into a channel rather than a silicone joint.
• A 6-9 kW steam generator in a serviceable cupboard, not buried behind finished tiling.

Every steam room we hand over includes access for descaling, because in this water a generator that cannot be reached is a generator that will eventually be abandoned.

Generator, water and drainage for a 6-9 kW unit

A 6-9 kW steam generator needs 7,700-11,000 VA, so most houses face the same PLN upgrade as a dry sauna, paid by the owner. It also needs a clean, ideally softened water feed: scaling on the element is the single most common reason an older room stops producing steam, and it is entirely preventable.

Where a compound or a crew facility runs a standby set, the generator is included in the load calculation with its own breaker and ELCB, and staged so it does not restart simultaneously with pumps and air conditioning. Drainage is checked at survey, because a steam room added to an existing bathroom often needs the floor lifted to create the fall.

Hotel, gym and crew-facility rooms

Commercial rooms are a different specification, not a bigger one. A hotel spa in the city or in Samarinda, a gym near Balikpapan Kota, or a recovery suite in a company mess may run twelve to sixteen hours a day, so we increase generator capacity, upsize ventilation, change the tile adhesive and detail the seat for continuous use. A commercial steam room starts at an indicative IDR 150 million with a four to eight week programme.

For projects around Nusantara and Penajam the same rooms are being specified into new hotels, and the coordination requirement is heavier: drawings, load schedules and a programme that fits the main contractor. We issue those as part of the quote rather than afterwards.

Refits of rooms that have already failed

A large share of our steam room work in Balikpapan is repair rather than new build. Failures cluster in three places: tanking under the seat, a scaled or undersized generator, and a flat ceiling that drips. A refit covering membrane, generator and tiling runs at an indicative IDR 15-50 million and takes one to three weeks, which is usually far less than the original installation cost.
