What's actually in scope on a dry sauna build here?

What you get quoted is a finished, commissioned room, not a flat-pack kit. Every line of scope is written out separately so it holds up against a competing tender.

• Wall and ceiling build-up: framing, 50 mm rockwool, aluminium foil vapour barrier, 20 mm cavity, then cedar or thermowood lining.
• Aspen or abachi benches on hidden fixings, sized so an adult can stretch out flat on the top tier.
• A Harvia, Sawo or Tylo heater with guard, stones and a digital controller carrying a weekly timer.
• An 8 mm tempered glass door, ventilation sized by calculation rather than guesswork, and interior lighting.
• Wiring from the board to the unit: SiHF heat-resistant cable, its own breaker, 30 mA ELCB.

Every cabin leaves with a schematic and a service schedule attached, which matters most when whoever operates it day to day isn't whoever placed the order.

Sizing the heater against PLN or a genset

The heater size follows how many people, and the supply requirement follows the heater. Two people at 1.5x1.2 m need 3.6 kW on 5,500 VA. Four at 2x2 m need 6 kW on 7,700 VA. Six at 2.4x2 m need 8 kW, eight at 3x2.4 m need 9 kW, both sitting on 11,000 VA. Past that point the unit moves to three-phase, which is routine for a hotel or a crew facility.

The PLN upgrade itself is on the owner's account, and we quote that figure before the deposit stage rather than springing it on you after fabrication. Where a compound runs its own standby set, we size against that too: a 6 kW heater paired with a one-HP chiller wants at least 10 kVA of headroom, the compressor gets a soft start, and the heater contactor carries a 60-second delay so the sauna doesn't fire up the instant every air conditioner in the house does.

Why the wall build-up matters more here than most places

Rain falls somewhere in Balikpapan every month of the year, and ambient humidity sits close to 80 per cent. Inside a cabin, that means the vapour barrier is working year-round rather than seasonally — skip the aluminium foil or the 20 mm ventilated cavity behind the lining and moisture condenses inside the insulation, rotting the wall quietly long before anyone notices a smell.

Outdoors the rule is simpler: anything standing in the open gets its own pitched roof with overhang, stainless fixings, and a covered step, while local hardwoods like ulin and bengkirai stay on decking duty and never go inside as lining. We don't build unroofed outdoor cabins, full stop, and we say so at the survey rather than after the first rainy season proves the point.

Where the work happens and how long it runs

Material fabrication takes one to two weeks, then two to four weeks on site. Most of our dry sauna jobs land in Balikpapan Baru, Grand City, Sepinggan, Gunung Bakaran and Klandasan, with corporate work in mess buildings on the edge of the city and hotel projects trending toward Nusantara. Outside city limits, transport and accommodation get their own line on the quote.

Commissioning follows the same routine every time: the cabin is brought up to working temperature with you watching, the ELCB and ventilation get tested, and the handover pack changes hands.
