How does one of these actually come apart?

The whole design answers one question almost every tenant on a two-year posting eventually asks: what happens to this when we go. Nothing bonds to the building, and there's no wet trade involved anywhere in it.

• Wall modules 600-900 mm wide, held together with cam-locks that release with a hex key.
• A floor deck resting on the existing tiles, lifted out section by section without disturbing a single one.
• The heater wired through a 32 A industrial connector, so disconnecting it is unplugging, not rewiring.
• Ventilation grilles built into the module itself, never cut into the landlord's own wall.

Stripping the unit out takes a day; refitting it somewhere else takes one to two more, and the original room hands back to the owner looking exactly as it was found.

Matching size and power to a 5,500-7,700 VA house

These units span 1.2x1.2 m for one person up to 2x2 m for four, on heaters between 3 and 6 kW. A 3-3.6 kW unit fits comfortably inside 5,500 VA; a 6 kW unit wants 7,700 VA, which happens to be the usual rating already sitting in most compounds. Below 5,500 VA, we price the PLN upgrade first, on the owner's account, since no modular design can invent capacity that isn't there. Because the whole thing runs on a plug connection, shifting it between houses on different ratings is just a matter of checking the board, not rebuilding a circuit.

The electrics still get done properly regardless: dedicated breaker, 30 mA ELCB, SiHF cable running to the connector. Where the compound runs its own standby generator, the same soft-start and restart-delay logic applies as on any permanent cabin — a genset doesn't care whether the load in front of it is demountable.

Who actually orders these: compounds, apartments, project sites

Three situations cover most of what we build. Family houses in Balikpapan Baru, Grand City and Sepinggan on one-to-three-year leases, where the tenant pays for the unit and plans to take it along. Serviced apartments and townhouses near Gunung Bakaran and Balikpapan Kota, where management will sign off on something demountable but never a construction project. And project accommodation, where a company sets up several small units across a site and consolidates them once the contract wraps up.

For a landlord, the pitch barely needs explaining: nothing gets drilled into structure, nothing gets tiled over, and the room is back to normal within a day. That's usually the entire difference between getting permission and not.

Moving it again, storing it, refreshing it

Taking a unit down, moving it and refitting it somewhere else in the city runs an indicative IDR 2-4 million. We can store panels at the workshop between postings, and a unit that's been standing for several years often gets refreshed at the same time — new stones, a bench sanded back, seals replaced — inside the IDR 15-50 million renovation band depending on scope.
